How long does Conveyancing take?

What are Conveyancing Fees?

What is a Mortgage Survey?

A mortgage survey means checking the value of a property and to make sure this amount is enough value to cover a mortgage (or the money they will lend). It is taken for the benefit of mortgage lenders to prove that the property you want to purchase has enough value to cover the amount you will borrow.

What is Included in a Mortgage Survey?

A mortgage survey will investigate the state of the property, looking to uncover any major issues that could affect the value of the property. This could be signs of subsidence, flooding, or issues with the structure of the property.

What Happens if Major Issues are Found During a Mortgage Survey?

The amount you can borrow from the mortgage lender may be lowered so it is important to make sure these issues are addressed ahead of having a mortgage survey.

How can I Find Out About Major Issues with a Property Before I Purchase?

You can take out an RICS Building Survey which will highlight any issues with a property. It is important to do this to avoid repair costs down the line.

What is a Sellers Property Information Form?

 A sellers property information form (a TA6 Form) is required during the sale of a property and notes everything about the property from material complaints (damage to the property) to neighbour disputes.

Who Completes a Sellers Property Information Form?

The property owner who is selling their property must complete this form for the conveyancing process to go smoothly.

What Happens if I do not Address Major Issues with my Property?

You may lose value from the sale as the cost of these issues will be deducted fromthe value. If you also fail to disclose any major issues you open yourself up to being prosecuted if the buyer pursues legal action.

Can you Still Sell your House if it Needs Repairs?

Yes, you can sell your house as is, but this may bring down the value of the sale. It is important to think of your needs, if you need to downsize immediately for affordability, it may be best to sell your property as is for a quick sale.
