What is the Conveyancing Process for Selling a Property?
- The Process starts by instructing a conveyancer who will set out the terms of business and the fees required which will change case by case.
- Your conveyancer checks your identity and will send out a fittings and contents form and a property information form. The seller is required to fill out these forms and we can guide you through the process.
- Your conveyancer will then acquire the title deeds to the property to confirm ownership and understand how much, if any, is left to pay on the mortgage.
- Next, your conveyancer will draft a contract before sending it out to the buyer’s conveyancer who will check it through before making any pre-enquiries which your Conveyancer will answer.
- Once the buyer’s conveyancer is happy with the draft and has carried out searches on the property, the seller and buyer will agree on a completion date when contracts will be formally exchanged. Your conveyancer will receive a transfer deed which requires your signature.
- The process is almost complete, the Buyer’s Conveyancer will then send the proceeds of sales to the Seller’s Conveyancer and arrangements will be made to hand over the keys and for the seller to vacate the property.
- For the process to be fully complete, your conveyancer must send title deeds and transfer deeds to the Buyer’s Conveyancer and will use the proceeds of slae to discharge your existing mortgage. Any other outstanding fees, including to any estate agents, are then paid to finish the process.
- Once the payments have been completed, the money from the property sale are transferred to you.
