Remortgaging can be a great way of reducing your overall mortgage costs and to fix your expenditure. It can also be used to release some of the equity in your property, should this be required. When you are considering re-mortgaging, you will need a specialist conveyancing solicitor to guide you through the process.

What is Remortgaging?

Re-mortgaging is the process of moving from your current mortgage to a new one. You can stay with the same mortgage provider or move to a new one. It is the best way to find deals and adjusts your outgoings however you may need to.

Why Should you Remortgage?

  • To find better deals (for instance on your monthly payment or to find a better interest rate)
  • Transfer the equity of the property.
  • To move to a flexible mortgage which allows you to take payment holidays and to over or under pay.
  • Raising funds to buy someone out, complete home improvements, purchase expensive items such as cars or to make up a deposit for a second property.

Before remortgaging you need to consider what your financial situation will be after remortgaging. If you take on a bigger mortgage it will take longer to repay, and your monthly payments may increase and make it harder long term. There are costs such as early repayment fees, application fees and other legal costs to consider. While you may save money going forward, initial costs may not make this option viable for you.

Clear Advice Informed by Years of Experience

As you may be moving from one mortgage provider to another, and this can prove tricky, clear advice is essential. This way you will understand everything that is required of you, and you will be able to use this advice to complete the process without a hitch.

The Remortgaging Conveyancing Process

  1. Searches and collection of documents (similar to when you took out the first mortgage)
  2. Sending the Certificate of Title to the new mortgage provider (when they are happy, they will release the funds)
  3. Liaison with your current mortgage lender (your solicitor will find out how much is left to pay of your mortgage and use the fund released from the new provider to pay your existing mortgage off as well as any early repayment charges or exit fees)
  4. Registering the remortgage with Land Registry (there are fees for this also)

How long does the Remortgage Process Take?

The remortgage process takes between 4-8 weeks from start to finish.
